Moving Out

We require you to submit one month's notice in writing if you want to end your Tenancy. Upon receipt of your notice we will contact you in order to arrange a mutually convenient time to conduct a formal checkout at the property and to collect your keys. In the event that you are not available to hand back your keys you will be required to send them to our office by courier/registered post.
 
We will take all meter readings and deregister your name(s) from utility companies and council tax. You will be required to confirm your forwarding address in order that we can forward your deposit to you. In most cases, the deposit is returned within 7 days. Should your new Landlord request a reference from us regarding your Tenancy we will provide this in writing at a cost of £25.00 + VAT.

Early termination:

Should you decide to leave the property whilst under the fixed term of your Tenancy we will re-advertise with a view to finding a new Tenant. If we are successful in securing a Tenant to take over your Tenancy you will be charged £250.00 + VAT from your deposit as an Early Termination Fee.

Guidance Notes for Vacating Tenants

In order to ensure that your “check-out” process from the property you are occupying is conducted in an efficient manner, please read carefully the points listed below.  It is in your interest to make sure that the property is vacated in a clean and tidy condition.  Failure to do so may result in charges being levied against you.  Please note this is only a general guide and not necessarily a full check list.

• All furnishings, kitchen items etc. are to be placed in their correct position as stated on the inventory.
• All windows must be cleaned on the inside.
• Interior window frames and ledges must be wiped clean throughout the property.
• Ceilings and walls should be cobweb free.
• All washable walls should be washed down and left dust, dirt and stain free.
• Skirting boards to be washed over and dust free.
• Curtains – any nets to be washed, ironed and rehung and kitchen curtains cleaned and rehung.  Other heavy curtains to be professionally cleaned, if necessary.
• Carpets to be cleaned as required as well as vacuuming.
• Kitchen floor to be swept and washed.
• All wooden furniture to be dust free and polished if required.
• Cooker to be cleaned thoroughly with oven cleaner.  Do not forget the shelves in the oven, the glass door, grill pan and oven trays and changing the extractor hood filter (if applicable)
• Microwave, if applicable, to be cleaned on the inside and outside.
• Refrigerators and freezers should be defrosted and wiped out.  The door must be left open and the appliance switched off.
• Bath, WC, shower screens, bidet, wash hand basins and kitchen sinks must be cleaned and if necessary any limescale deposits removed.
• Mattress and pillow protectors must be washed.
• Insides of cupboards and drawers must be cleaned, particularly in kitchens.
• The garage,  if applicable, should be swept out.
• The garden, if applicable, should be left in a neat and tidy condition with borders recently dug and lawns cut.  Shrubs should be pruned as appropriate.  Also, where pets have been allowed in the property, any animal excrement must be removed
• Washing machine soap dispenser must be washed and the filter cleaned, if applicable.
• All lampshades to be dust free. All bulbs replaced where necessary.
• Vacuum cleaner bags to be emptied and filters cleaned.
• All rubbish/food must be removed from the property/garden and placed in the dustbin provided for collection.
• All keys must be returned at the time and date of the booked checkout or the vacation date.
