Once you have decided on a particular property, you will need to apply for it by paying a 'holding deposit' and by completing an application form for each person over the age of 18. Assuming that the tenancy proceeds, this ‘holding deposit’ will be deducted from the initial monies due before you move in to the property which will include rent, deposit and application fees as follows :
If the landlord declines your application, the ‘holding deposit’ will be refunded in full, however if the tenancy does not proceed due to your own circumstances changing or if you fail to provide complete and accurate information in your application, there will be a charge to cover any reasonable costs, up to a maximum of the full ‘holding deposit’. We also require one form of photo ID (passport or driver's license) and proof of residency for each applicant (bank statement or utility bill at your current address dated within the last 3 months)
As a minimum we will require satisfactory references from your employer (or college / university) or accountant, a previous or current landlord reference (if applicable) and a credit check will also be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references. In circumstances where our referencing criteria is not met, a Landlord may request that a suitable guarantor be obtained. In some circumstances, unemployed applicants are welcome provided a guarantor can be found that fulfils our referencing criteria. Other references may be requested where the applicant has unusual circumstances.
Your personal circumstances will determine what type of tenancy is drawn up. For example, are you renting the property as your main residence or just on a temporary basis? This makes a difference and our highly trained staff will be able to advise you accordingly.
On the day your Tenancy starts you will be invited to visit our office to sign your Tenancy Agreement and Standing Order mandate, pay your initial monies, agree the Inventory & Schedule of Condition and collect your keys. All documentation will be carefully explained to ensure that you fully understand the legal implications before signing a tenancy agreement and committing to a tenancy. The initial money required, must be paid in cash, banker's draft or by debit card and will be detailed to you prior to the tenancy commencing.
