Mortgage Finance 

Finance is a fundamental part of the acquisition process. It usually makes sense for tax purposes; to borrow part of the purchase price, as all interest on a mortgage of whatever size is allowable against the rental income for U.K taxation purposes.

Securing finance for expatriates and U.K based investors is a specialized business. Clients are able to obtain attractive Mortgage rates in today's market place.  Lenders are sometimes flexible in interpreting their own lending criteria because of the confidence that they have in our expertise in choosing the right properties at the right prices

In most instances we are able to secure finance for investment property at rates, which are very little or no higher than owner-occupier mortgages via our recommended brokers. The terms obtainable depend on a variety of factors including country of residence, age of borrower and type of property being purchased.

PWR Property Consultants’ mortgage brokers, give independent advice as to which lender is likely to offer the best terms to each individual Client, and are not tied in any way to any specific bank or building society. They can normally provide Finance, subject to status, of up to 80% of the Valuation of the property.

Acquisitions

Buying a property to let is often a very different process to buying your own home. The choice of location is probably the most important factor, with the size, age and condition of the property following close behind.

For every property purchased by a client, PWR Property Consultants will typically have considered several properties, usually three or four of these properties will be inspected and offers made on two or three of them. Our clients often have first opportunity to purchase properties at attractive prices.

  • Type - Properties are selected depending on funds available and the clients' wish for capital growth, or income or a combination of the two.
  • Price - Our objective is to negotiate the price of each property recommended to the absolute minimum.
