Prior to marketing a property it will be necessary for you to have an Energy Performance Certificate (EPC) undertaken, which became mandatory under new legislation from the 1st October 2008 for all rented accommodation. 
 
The EPC is legislation passed by the European Union as a result of the European Council’s Energy Performance for Building Directive, which came into force in 2006.  For the purpose of letting a residential property, an EPC is required from 1st October 2008 by law and these assessments can only be produced by qualified and licensed Domestic Energy Assessors (DEA).
 
PWR Property Consultants have three qualified DEA’s and as part of our all encompassing service we are able to carry out the necessary Energy Assessment immediately on being instructed to let your property, thereby ensuring that your property can be marketed without delay.  For your information our Energy Assessments will be carried out according to the Stroma code of conduct to which we are accredited. 
 
An important aspect of the EPC is the recommendation report, which will provide you with options to improve the energy efficiency of your home and potentially make it more attractive to prospective tenants. 
 
The assessment should take no longer than half an hour and if we are instructed to carry out an EPC for you, we should be grateful if you would kindly make available any documentation about your boiler, hot water cylinder, replacement windows and any other improvement works carried out.  During the assessment it will be necessary to take photographs of the outside of the property, heating & water systems in order to accompany our site notes, all of which will be stored digitally on PWR’s computer system for audit purposes.
 
During the inspection we will record information about the property construction and heating and lighting systems.  On return to the office we will enter the information into a Government approved computer system, which will then calculate an Energy Performance rating and produce your Energy Performance Certificate.  We will therefore require:

  1. Unobstructed access to all internal and external parts of the property, including the cellar (if any) and the loft.
  2. Access to inspect your heating and hot water system

 
Please note that the average rating is an ‘E’ and ‘A’ or ‘B’ ratings are quite rare.

Should you wish to make a complaint about any aspect of the Energy Assessment, please be aware that we have a standard complaints procedure, details of which can be made available on request.
