Landlords package

Firth & Scott’s preferred package is underwritten by leading insurers and is suitable for single or multiple (Portfolio) properties. The Package offers a low £100 excess and up to five years no claims discount. The following key features are included as standard:
Buildings and content covers

  • Malicious damage caused by tenants with no exclusion for criminal activity– often excluded from insurance policies, landlord’s whose tenants choose to maliciously damage their property are left with no recourse but to sue. Firth & Scott’s policy covers all types of malicious damage as standard, including damage caused by criminal activity such as cannabis farming)
  • Accidental damage – an essential for any landlord, particularly  those undertake DIY repairs
  • £5,000 Landlord’s contents -  essential cover for your fixtures and fittings
  • Generous unoccupancy clause – providing 45 days of full insurance cover if your property is untenanted. Full cover can be maintained for longer by fulfilling straight forward criteria.  

Legal and Liability covers

  • £5m Property Liability -  covers your legal liability for injury to third parties or their belongings while they are on your property
  • Employer’s Liability – a legal requirement if you employ someone such as a gardener or caretaker
  • Unlimited use of 24 hour legal and tax advice helpline -  provides specialist advice on legal and tax matters for the cost of a local call
  • Landlord’s Legal Solutions -  helps remove the significant financial burden that often accompanies a legal dispute
  • Legal  indemnities cover – cover for previously unknown legal clauses affecting your property 

Emergency and loss recovery covers

  • Property Emergency Insurance – puts you in touch with a qualified tradesperson and covers up to two hours labour and £100 parts and materials
  • Loss of rent cover (up to 30% of your property’s rebuild cost for up to 36 months) -  covers your lost rental income if your property is uninhabitable due to an insured peril, particularly useful if you rely on rent to make your mortgage payments
  • Loss recovery insurance  (Optional)-  access to an independent loss adjuster for claims over £5,000

Tenant Content Insurance

Tenant Content Insurance arranged via Firth & Scott  provides cover not just for your belongings but also any of your landlord’s possessions that you are responsible for. To make payment more convenient, an instalment facility is available. No claims discount is also available.
The following covers are included as standard:

  • Cover for your own belongings plus any of your landlord’s fixtures and fittings you are responsible for
  • Protection for your deposit or bond
  • Personal liability cover
  • Access to legal help lines

Optional covers, including family legal expenses, accidental damage and cover for items away from home can also be added.

Rent & Legal Insurance

We take every precaution to ensure that your interests are fully protected. Unfortunately, however thorough we are in vetting prospective tenants even the most exemplary individuals may be unable to pay the rent, perhaps due to redundancy or illnessOur annual policy starts from £160.00 (including  VAT) and this policy may only be taken with our full management or let only service where PWR Property Consultants complete the tenant referencing.
