“Make sure that your property lets as quickly as possible do not leave it to chance, since letting properties is more competitive now than ever before”, states Simon Perkins of PWR Property Consultants. PWR’s top ten tips are as follows :
1. De-Clutter: Nobody likes to view an untidy property. De-cluttering can make a small
property look much larger to prospective tenants.
2. Kerb Appeal: The best view is from across the road. How does it compare with other properties in the street ? Make sure your property has 'KERB APPEAL'. Put up hanging basket to give the property some colour. The front garden should always be tidy and the grass cut
3. Neutral Decor: People naturally prefer discrete colouring. Earth tones on upholstery
and furniture are preferable. If the property is to be painted light tones (beige or white)
are recommended.
4. Cleanliness: The property should be kept clean so it looks bright and habitable. It is
important to make sure that it looks its best and carpets should also be cleaned where necessary.
5. Smells are Important: Ensure that tenants are greeted with pleasant odours when
entering the property. Natural scents like plants are preferable to overpowering synthetic products.
Pets are a big put off. Take them out before viewings and make sure you remove any odours.
6. Views & Natural Lighting: If your property has a nice view, exploit it. Make sure the windows are clean andthe curtains are open or old net curtains are removed. Make sure any views are emphasised at every viewing. If your property has good natural lighting, use it and if possible, view during daylight hours.
7. Kitchens are a key focal point: Make sure the sides are clean and clutter free. Changing the cupboard handles, worktops and door fronts can give your kitchen a complete make over at a fraction of the price of a new one.
8. Make the Rent Realistic: Rent your property out at an affordable price so you can rent quickly rather than it lying empty and costing you money.
9. Furniture Flexibility: Even if you are willing to furnish a property, don't rush out and buy furniture. Including prospective tenants in the furnishing decision making process can be a key point.
10. Gardens: If your property has a garden make sure it is presentable, remove clutter, cut the grass, remove any weeds and tidy / clean any patios.
