All of our prospective tenants are accompanied on viewings, which allow us to match tenants to suitable properties and to ensure that their criteria are met. It is essential for you to know, as a tenant, what items will remain in the property and what your responsibilities are. This may include for example, who looks after the garden, whether a cleaner is included in the rent, what pets are allowed, etc.
If you wish to take a tenancy of a property you will need to complete a confidential application form and send it to us, along with a holding deposit of £150.00. If you need assistance completing your form please call our office, we'll be pleased to assist.
From the completed application form, references are taken up from your employers or accountants, a previous landlord (if applicable) and a credit check is also carried out. In some circumstances, unemployed applicants are welcome provided a guarantor can be found that fulfils our referencing criteria. Other references may be requested where the applicant has unusual circumstances.
All documentation will be carefully explained to ensure that you fully understand the legal implications before signing a tenancy agreement and committing to a tenancy. The initial money required, must be paid in cash or a banker's draft and will be detailed to you prior to the tenancy commencing. A time and date will then be arranged for you to sign and pay.
A formal check-in is carried out at the commencement of all furnished lets and it is important that you attend the inventory check-in so that you can agree to any amendments. We recommend that you keep the document in a safe place as it forms the basis of any claims for damages at the end of the tenancy.

We are obliged to ensure that all gas appliances are safety checked annually and you will be given a current certificate at the start of a tenancy. The electrical equipment must also be safe and we strongly recommend to our clients that the appliances are periodically checked by a qualified electrician. The furniture and furnishings must also comply with the necessary safety regulations and are duly checked prior to letting a property.
Your personal circumstances will determine what type of tenancy is drawn up. For example, are you renting the property as your main residence or just on a temporary basis? This makes a difference and our highly trained staff will be able to advise you accordingly.
Be sure of your commitments and discuss your requirements with our staff. This will enable us to ensure that the tenancy agreement provides the facility for you to give notice at the appropriate time. Otherwise you may find yourself locked into a legal agreement when your plans have unexpectedly changed.
You will be responsible for the property and will be expected to report any repairs that are the landlords' liability. However, general maintenance, for instance changing light bulbs, keeping the drains clear, looking after the garden etc. will be your responsibility. If the landlord himself is looking after the property, you will be notified of his telephone number so that you may contact him directly should any problems occur.

Dependant upon the type of service your landlord has opted for, a member of staff may visit you approximately every four months to discuss any problems or queries that you may have encountered.
Many tenants are concerned about their security deposit which is held to cover the cost of any damages, missing items, cleaning, etc. As members of the RICS we take our role very seriously and when it comes to the end of a tenancy, we endeavour to be fair and reasonable in our assessment of any damages. We also offer a comprehensive Contents Insurance policy especially designed for tenants which includes damage to the landlord's contents and alternative accommodation should the property become uninhabitable.
